Using your PC from the home office on your living room TV in 2025

So I am considering using my desktop PC for some comfortable sofa gaming with a controller on my long room TV. The problem is, my PC is in my home office, and I like to use it to work with K+M and play some games and don’t want to keep it in my room.
Here’s my current home formation:

As you can see that the Red Line is an Ethernet cable going from the ISP router to my home office, I also put a network switch + Wi -Fi 6 repeater so I can use it comfortably in my office and other rooms.

I’ve already tried moonlight and other streaming solutions, but I don’t like how it looks like 65 ‘on the screen, and the delay is bad for me.

I have done a little research on Reddate, YouTube (if I remember rightly, Linstects did something like that but more complicated and expensive) and Resistra (such as a thread, such as it, this or it) but everything is just a few years ago.

I see 3 solutions to get 4K 60Hz signal on my TV:

1. Use HDBASET Protocol such as KVM such as/Extendant Device as AV Axis Professional UHD 4K . This will allow both HDMI signal and USB to go to TV through Ethernet.
Problem: This is a bit of expensive side, it needs a separate Ethernet cable (I have already installed through the same Ethernet cable) (I have read at least Kate 6 to 8) and have been saved to avoid interference (which can be difficult for me to go through the same path as it is difficult to go through the same way).
In addition, I have also read that these devices can be quite incredible and can stop operating at higher rates, and some can achieve signal problems (which is why some people recommend extending for HDMI, and extending for USB, which allows maximum rate for HDMI, but makes the item more complicated).

2. Use a similar device but with optical fiber. The profession optical fiber is faster so it should be allowed for better results. But it is more expensive (buying PC Ha Ha Ha Ha Ha Ha is less expensive and more fragile.

3. Use like optical fiber HDMI cable Sprule Which will allow the theoretically excellent result for image quality and delay. But at the same time, I will still need a solution to move USB or Bluetooth signal from controllers to PC (which means any other cable)

So for a dozen you have a setup for a dozen, what are you using? Is there a new miraculous device I don’t know about which I get my choice?
